Extraordinary General Meeting to remove the President from her position

and elect a new committee 1 October 2022

            • Over 25% of owners in Cruz del Sur have requested this meeting. Our main concerns are that we have a President who is not representing ALL owners (we should be united, Spanish AND foreigners) and is making important decisions for our community without consultation. She will not work with elected members of the committee or the Administrator. The President of a community can legally make almost all decisions for the community without consultation. This is not democratic but it is the law in Spain.
            • I wish to present myself as a potential President of Cruz del Sur.
            • I have been part of the Cruz del Sur community since my mother bought her apartment over 25 years ago. Mum and I were very fond of Evaristo. He was a kind man. I first met Carmen when she came to be with Evaristo and we became friends. Carmen was always kind to me, my family and friends. I love being here but the last few weeks have been my unhappiest times.
            • When I was elected as a member of the committee in June, I told Carmen that I was not on anyone’s side (she had said I was on Jette’s side so did not want me) and that I wanted to work together with her and the new committee. I thought I could make a difference because of my friendship with both Carmen and Jette. I did not know the Vice President, who has been part of our community for only a short time. The Secretary, Gracia, had worked on committees with Jette before so we were pleased to have her experience.
            • Since the June meeting I have tried so hard to persuade the President and Vice President to work with us, constantly offering to support them. They have now made it clear that they will not work with the four non-Spanish members of the committee. They have also decided that they will replace the Administration. The President blames the Administration for everything.  Much of their time is now being spent on finding fault with and discrediting the work of the Administration. They also want to change contracts by using offers that only they obtain.
            • If elected, I would ensure that all contracts, including the Administration, are reviewed. This needs to be done in a timely, open and honest way.
            • I would want to work with an elected committee, the Administration and ALL owners.
            • I would want to earn your trust and respect.

Junta general Extraordinaria para remover a la Presidenta de su cargo y elegir un nuevo comité

            • Mas del 25 % de los propietarios de Cruz del Sur han pedido esta reunión. Nuestras principales preocupaciones son que tenemos una Presidenta que no representa a TODOS los Propietarios (deberíamos estar unidos, los españoles Y los extranjeros) y ella esta tomando decisiones importantes para nuestra comunidad sin consultar. Se niega a trabajar con los miembros elegidos del comité y con el Administrador. El presidente de una comunidad de propietarios puede tomar casi todas las decisiones de la comunidad legalmente y sin consultar. Esto no es democrático pero así es la ley en España. 
            • Deseo presentarme para Presidenta de Cruz del Sur: 
            • He estado conectada a la comunidad desde que madre compró su apartamento hace mas de 25 años. A mi madre y a mí nos gustaba mucho Evaristo. Era un hombre amable. Conocí a Carmen cuando se mudó con Evaristo y nos hicimos amigas. Carmen siempre fue amable conmigo, con mi familia y con mis amigos. Me encanta estar aquí pero las últimas semanas han sido las peores jamás. 
            • Cuando fui elegida miembro del comité en Junio le dije a Carmen que yo no estaba de parte de nadie (ella me había dicho que yo estaba de parte de Jette y por eso no me quería) y que mi intención era trabajar juntas con ella y el nuevo comité. Creí que yo iba a hacer una diferencia a causa de mi amistad con Carmen y con Jette. No conocía a la vice-presidenta, que solo ha sido parte de nuestra comunidad poco tiempo. La secretaria, Gracia, había trabajado en algunos comités con Jette antes así que nos alegramos de poder contar con su experiencia. 
            • Desde la reunión de Junio he intentado con todas mis fuerzas convencer a la presidenta y la vicepresidenta para que trabajaran con nosotras, y constantemente les he ofrecido mi apoyo. Ahora lo han dejado claro que no quieren trabajar con las cuatro miembros del comité que no somos españolas. También han decidido que van a reemplazar a la administración. La presidenta le echa la culpa de todo a la Administración. Gastan la mayoría de su tiempo en intentar de buscar fallos para así poder desacreditar el trabajo de la Administración. También quieren cambiar los contratos por ofertas que solo ellas obtienen. 
            • Si soy elegida me comprometo a asegurar que todos los contratos, incluido el de la Administración, se revisen. 
            • Esto se debe hacer de manera oportuna, abierta y honesta. 
            • Me gustaría trabajar con un comité elegido, la Administración y TODOS los propietarios. 
            • Me gustaría ganarme su confianza y respeto.

OBLIGATIONS AND RECOMMENDATIONS

 In summer, in our Community, we make much more use of common areas such as the pool and garden area.

Such areas need a lot of care and attention. For this there are some rules established in our Internal Regulations.

Regarding the garden we have to remind the residents of our Community that it is strictly forbidden to walk your pets on the community garden.

They are the sole responsibility of their owners and in the case, which should not be,

that pets do their stools in the grass they have to pick them up from immediately and clean the affected area.

  Regarding the pool we are observing these days a large amount of hair in the pool. For hygiene and to avoid problems with the treatment plant filters that we are already having, we recommend people with long hair to use hair elastics.

 In summer, due to the high temperatures, the air conditioning is used more and we are having complaints from neighbors about the fall of water from the air conditioning on your windows.

OBLIGACIONES Y RECOMENDACIONES

En época de verano, en nuestra Comunidad, hacemos mucho más uso de las zonas comunes como la piscina y zona ajardinada.

Dichas zonas necesitan mucho cuidado y atención. Para ello existen unas normas establecidas en nuestro Reglamento Interno.

Referente al jardín tenemos que recordar a los residentes de nuestra Comunidad que está terminantementeprohibido pasear a sus mascotas por eljardín comunitario.

Son de absoluta responsabilidad de sus dueños y en el caso, que no tendría que ser, que las mascotas hagan sus deposiciones enel césped tienen que recogerlos de inmediato y limpiar el lugar afectado.

  Referente a la piscina estamos observando estos días una gran cantidad de cabello en la piscina. Por higiene y para evitar problemas con los filtros de la depuradora que ya estamos teniendo, recomendamos a las personas con cabello  largo usar goma de pelo.

 En verano, debido a las altas temperaturas se usa más el aire acondicionado y estamos teniendo quejas  de vecinas y vecinos por la caída de agua de aires acondicionando en sus ventanas.

Existen normativas de instalación y para evitar molestias deben de revisar su instalación y dirigir el agua que sale mediante conducción en su propia vivienda.

After more than a month in the Presidency of the Cruz del Sur Community, we would like to take stock of the work carried out.

In our first meeting of the Committee we reached several agreements and got down to work.
After analyzing several budgets for Hydraulic elevators, we opted for the one from the Metalu company, the B2 model. We got 25% off the elevator price.
Regarding the 2 abandoned cars, we contacted the owner of one of the cars and she removed her vehicle immediately. Regarding the other car, we investigated what we could do and found a way to contact the DGT. We have sent a letter to said body accompanied by a burofax and a receipt from the Post Office that the Administration provided us with, who at the time sent them to the owner and who never collected them.
We managed to speak directly with the businessmen to remove the buckets that occupied plots in parking lot B and thus have more spaces in summer due to the problems we have at this time of year.
The Benalmadena town hall has also been asked to establish a pedestrian crossing on Cruz del Sur street where the operational services see it as necessary.
Regarding the doors approved at the General Meeting to facilitate access for people with reduced mobility, the Administration is having difficulty on this issue. We will be aware of what is happening. We have not ordered the access doors to the garden to be closed since we were told that placing the doors immediately was not necessary, but this is being delayed and we are noticing that there are many people with some difficulty who are grateful that the doors do not close.
On the subject of padlocks with uncopyable keys, we have received the news that Cruz del Sur Street is going to be paved and
We have been talking to the city council technician in charge of the asphalt issue and he has told us that Calle Cruz del Sur will be asphalted in 4 or 5 months more or less. They are still in the administrative phase and it takes time. The company charges them about 7 euros per square meter. And if we want to asphalt on our own, we would have to notify the chosen company about 4 days before. The floors of the car parks are not bad. The last part is the one that would need fixing where we want to put the spike shape. There are about 150 square meters more or less. From what we are looking at, it seems that it is expensive to pave this plot on our own and we will have to think of other solutions to put this land in condition.
Remember that at the last General Meeting the summer schedule for the pool was approved. In July and until August 15 it is from 11:00 to 21:00. It is not possible at the request of some people to change the schedule to 10.00 or that the children do not bathe during the first half hour.
These past summers, the Community Hall has been open on weekends during the Lifeguard's hours in charge of opening and closing it.
Some complaints have reached us about the children who come to the Hall. We understand that the kids want to enjoy and play but it would be good to use the space for quieter activities and under the responsibility of the parents when it comes to small children.

A más de un mes en la Presidencia de la Comunidad Cruz del Sur, quisiéramos hacer un balance del trabajo realizado.
 
En nuestra primera reunión del Comité llegamos a varios acuerdos y nos pusimos manos a la obra.
Después de analizar varios presupuestos de elevadores Hidráulicos optamos por la de la empresa Metalu, el modelo B2. Conseguimos un 25% en el precio del elevador.
Referente a los 2 coches abandonados nos pusimos en contacto con la dueña de uno de los coche y retiró su vehículo de inmediato. Referente al otro coche indagamos que podríamos hacer y encontramos una vía que era ponerse en contacto con la DGT. Hemos mandado un escrito a dicho organismo acompañado de un burofax y un justificante de Correos que nos facilitado la Administración quien en su momento les mandó al propietario y que jamás recogió.
Conseguimos hablar directamente con los empresarios para retirar las cubetas que ocupaban parcelas en el parking B y así tener más espacios en verano debido a la problemática que tenemos en esta época del año..
También se ha solicitado al ayuntamiento de Benalmadena la necesidad de un paso de peatones en la calle Cruz del Sur en donde los servicios operativos vean necesario.
Referente a las puertas aprobadas en Junta General para facilitar el acceso a las personas con movilidad reducida la Administración está encontrado dificultad en este tema. Estaremos pendiente de lo que está pasando. No hemos mandado cerrar las puertas de acceso al jardín ya que se nos comentó que al colocar las puertas de inmediato no hacía falta pero esto se está retrasando y estamos notando que hay muchas personas con algo de dificultad que agradecen que las puertas no se cierren.
Sobre el tema de los candados con llaves incopiables hemos recibido la noticia que se va a asfaltar la calle Cruz del Sur y
hemos estado hablando con el técnico del ayuntamiento encargado del tema asfalto y nos ha comentado que la calle Cruz del Sur se asfaltaria en 4 o 5 meses más o menos . Están aún en la fase administrativa y requiere un tiempo. A ellos les cobra la empresa unos 7 euros el metro cuadrado. Y si queremos asfaltar por nuestra cuenta abría que avisar a la empresa elegida unos 4 días antes. El suelo de los aparcamientos no están mal. La última parte es la que necesitaría arreglo donde queremos poner la forma de espiga.  Hay unos 150 metros cuadrados más o menos. Según estamos mirando parece que resulta caro asfaltar dicha parcela por nuestra cuenta y habrá que pensar en otras soluciones para poner en condición este terreno..
Recordar que en la última Junta General se aprobó el horario de verano de la piscina. En julio y hasta el 15 de agosto es de 11.00 a 21.00. No se puede a petición de unas personas cambiar el horario a las 10.00 o que no se bañen los niños durante la primera media hora.
Estos últimos veranos el Salón comunitario ha permanecido abierto en fin de semana en el horario del Socorrista encargado de abrirlo y cerrarlo.
Algunas quejas nos han llegado sobre los niños que acuden al Salón. Comprendemos que los chavales quieran disfrutar y jugar pero sería bueno emplear el espacio a actividades más tranquilas y bajo la responsabilidad de los padres cuando se trata de niños pequeños.

ANNOUNCEMENT: PROBLEMATIC PARKING AREA ESPECIALLY IN SUMMER.

The following rules must be met:

1.- It is prohibited to stop and park vehicles in common areas and transit areas near parking spaces to guarantee freedom of movement and access to the entry and exit of other drivers.

2.- Only one parking space per apartment.

3.- The parking spaces for disabled people are for their exclusive use.

4.- The motorcycle and bicycle parking areas are exclusively for them.

5.- At the entrance and exit of vehicles from the parking areas, ALWAYS CLOSE the door

or the spaces so that external drivers cannot occupy the spaces of the Community.

6.- Vehicles may not be parked for long periods of time. Whenever the owner of the vehicle returns to his usual place of residence in Spain or abroad, he must not leave his vehicle parked in the community car park.

COMUNICADO: PROBLEMÁTICA ZONA ESTACIONAMIENTO SOBRE TODO EN VERANO.

En verano sobre todo en los meses de julio y agosto es toda una odisea aparcar tanto en el parking del bloque B que en él de  las cadenas en la calle Cruz del Sur.

Estamos buscando soluciones a dicho problema y estamos trabajando en la idea de cambiar los candados por candados con llaves incopiables. Esto requiere un tiempo para ponerlos en funcionamiento. Y sobre el tema del lector de matrículas del parking del bloque B hay cierta dificulta en el proceso de registro de matrículas por la parte de la Administración y hay que también estudiar una solución para su puesta en marcha.

Mientras tanto se os recuerda las normas establecidas en nuestro Reglamento Interno en el apartado 6.

Las Zonas de Estacionamiento

La Comunidad es propietaria de 2 aparcamientos:

avda. Terramar Alto. Acceso al Bloque B por control remoto:

30 estacionamientos individuales.·

2 plazas de parking reservadas para minusválidos.·

2 estacionamientos para motos y bicicletas.·

Calle Cruz del Sur. Acceso al Bloque A con candado:

30 estacionamientos individuales.·

5 estacionamientos dobles.·

2 estacionamientos para discapacitados.· 

Las plazas de aparcamiento son para uso exclusivo de los propietarios y vecinos de la Urbanización. El mando a distancia y la llave de las plazas de aparcamiento están a disposición de los propietarios y vecinos en la Oficina de Administración.

Se deben cumplir las siguientes reglas:

1.- Queda prohibido detener y estacionar vehículos en las zonas comunes y zonas de paso cercanas a las plazas de aparcamiento para garantizar la libertad de circulación y acceso a la entrada y salida del resto de conductores.

2.- Sólo una plaza de aparcamiento por apartamento.

3.- Las plazas de aparcamiento para minusválidos son para su uso exclusivo.

4.- Las zonas de aparcamiento de motos y bicicletas son de uso exclusivo para ellas.

5.- A la entrada y salida de vehículos de las zonas de aparcamiento CIERRE SIEMPRE la puerta o las plazas para que los conductores externos no puedan ocupar las plazas de la Comunidad.

6.- No se podrán estacionar los vehículos por largos periodos de tiempo. Siempre que el propietario del vehículo regrese a su lugar de residencia habitual en España o en el extranjero, no deberá dejar su vehículo estacionado en el aparcamiento comunitario.

El incumplimiento de estas normas puede dar lugar a la adopción de medidas como la retirada del vehículo del aparcamiento comunitario por una grúa.

Pool card use from July 1, 2022.

Utilización tarjeta piscina a partir del 1 de julio del 2022.

Le recordamos que desde el día 1 de Julio, para acceder a la piscina es necesario depositar la tarjeta en la bandeja del socorrista y recogerla al salir, por lo cual se habilitará solo una puerta de entrada y salida.
Las propietarias y propietarios que aún no dispongan de las tarjetas pueden recogerlas en la oficina de la Administración en el bloque B a partir de Lunes 4 de Julio. Son 4 por apartamento. También se pueden recoger en dicha fecha 2 tarjetas de invitación.
Mientras tanto se ha habilitado un periodo de cortesía durante este fin de semana.

El horario de piscina durante esta temporada sera el siguiente:

De 11.00 h a 15.00 H.
De 15.30 a 21.00 H.
